My email to Mr. Stanley Chong on the leaking pipe at S9 Vistana Heights

Dear Mr. Stanley Chong, I refer to my email to you dated 16.2.2023 where I said, among other matters, the following: Another problem I had taken to the Housing Tribunal which has not been resolved is that of water leakage due to broken pipe/pipes existing prior to handing over the keys. The Housing Tribunal has brushed off this complaint saying it is a complaint made after the defect liability period. They do not appear to know about latent defects and the fact that the bills were given to house owners only in July 2022. For your information, the developer sent a plumber on 14.4.2023 to replace the water pipes that had been buried a few inches from the surface of the soil. He was instructed by the developer to trace the leaking pipe.

When I received the water bills for  my son's house at S9 Vistana Heights I informed the developer that there must be a leak in the water pipe. The developer ignored my emails. Here is an extract of part of my complaint letter to DBKK: ‘Complaints on house no 15 (S9) specifically and construction at Vistana Heights, Ira Manis, in general’ dated 10.10.2022 which was copied to the developer, Zaidun Leeng, Architect LYS, PAM Sabah, and IEM Sabah. I studied the water bill and found the water usage and charges to be too high and decided to check with the Water Department. The officers there said that it is not their responsibility as the water is managed by the management of Vistana Heights. I hope it is a faulty water meter that continues running even when there is no supply of water into the house. Another reason could be a leak in the pipe which could pos

I spoke with Jonathan Lee of LYS Arkitek on 22.7.2022 and followed up with an email on 1.8.2022. I asked for explanation on 3 matters including the following (the third matter): 3. The driveway is too steep for a Proton Waja to drive up to the car porch. Who is responsible for this? Is there a maximum gradient for the driveway that an architect/ engineer should adhere to? I am informed that the approach road is not laid to the required level as per the original drawings. Please confirm if the road is built as per your drawings. I would appreciate a response from you as soon as possible so that I may take the appropriate action. I wrote two emails to Zls Engineering Management Sdn Bhd on 5th and 12th January 2021 requesting information on the question above and did not receive any response. I have also spoken with an engineer from Zaidun Leeng on the above 3 matters and he has assured me that he will get back to me once he has discussed the matter with his boss once
