Burst pipe at S9 Vistana Heights.
When I received the water bills for my son's house at S9 Vistana Heights I informed the developer that there must be a leak in the water pipe.The developer ignored my emails.
Here is an extract of part of my complaint letter to DBKK:
‘Complaints on house no 15 (S9) specifically and construction at Vistana Heights, Ira Manis, in general’ dated 10.10.2022 which was copied to the developer, Zaidun Leeng, Architect LYS, PAM Sabah, and IEM Sabah.
Sometime in July 2022, I received the water bill for the whole period from the time the keys were given to me in December 2019. I studied the water bill and found the water usage and charges to be too high and decided to check with the Water Department. The officers there said that it is not their responsibility as the water is managed by the management of Vistana Heights.
I hope it is a faulty water meter that continues running even when there is no supply of water into the house. Another reason could be a leak in the pipe which could pose a grave danger to Vistana Heights.

The developer, Topwira Corporation Sdn. Bhd replaced a major portion of the 1" ABS water pipes on 14.4.2023. The length of pipe from the water meter to the front of the house compound was not replaced.
The pipe just before the cement pavement at the back of the kitchen was the area suspected by the plumber appointed by the developer but it was confirmed not to be. Here is a photo of the suspected area.
The plumber discovered that the leak I had complained of was under the cement pavement at the back of the house behind the kitchen.There was a vertical crack on the pipe. The crack is due to the pipe being unable to withstand the pressure of the water.

The mains was turned off and the pipe repaired. Here is a photo of the portion of the pipe replaced by the plumber. The crack was on the short vertical pipe between the joints.

On 22.5.2023 a worker who is doing the repair work at S9 noticed water gushing out at the back of the kitchen and turned off the mains and reported the matter to his boss who in turn informed Mrs. Monica of Topwira.
The plumber came over on the 23rd and discovered a new leak on the pipe shown in the first photo above.
The leak was then repaired. Here is the photo of the repaired pipe.
The pipe originally used is a 12mm ABS water pipe. It is now replaced by an UPVC class 7 pipe.
Fluid under pressure takes the path of least resistance. The first crack on the pipe occurred before the keys were handed to me. The second crack on 22.5.2023 occurred when the first crack was repaired.
Will there be another crack on the length of pipes to the kitchen sinks where the 12mm ABS pipes have been used?
Why did the M&E engineer, Zls Engineering Management Sdn. Bhd, approve the 12MM ABS pipe if it is unable to withstand the high pressure of 8 bars in this housing estate.
